Landscaping in South Jordan.
Daybreak and beyond — design-led communities.

South Jordan is anchored by Daybreak — one of the most design-conscious master-planned communities in the Mountain West. The HOA standards are high, the architecture is consistent, and the yards are small enough that every detail shows. Yardd's Daybreak work focuses on small-but-perfect: courtyards, fire features, outdoor rooms designed at Daybreak scale.

What we look for in South Jordan

Knowing the ground matters here.

Lot context

Daybreak homes have small to medium lots (0.10 to 0.20 acres), highly designed front and back yards. The size demands precision — a paver pattern that misses by an inch reads loudly when the patio is 250 sq ft.

Soil + grade

Daybreak sits on rebuilt fill from the original Kennecott quarry. The fill is stable but variable — drainage and base prep matter especially here, and we core-test on larger projects to confirm subsurface conditions.

HOA + design rules

Daybreak's HOA is among the most active in Utah. Front-yard plans typically need approval; specific paver patterns, turf rules, and color palettes apply by neighborhood. We've done dozens of Daybreak submissions and know the review committee's preferences cold.

Permits + city

South Jordan and Daybreak require permits for fences over 4 feet and walls over 3 feet on slopes. Daybreak HOA approval often happens in parallel — we manage both threads.

Frequently asked

Questions homeowners ask about South Jordan.

Will Daybreak HOA approve my plan?
Most well-designed Daybreak landscape submissions get approved on the first or second review. The committee cares about material consistency (paver color, fence style, plant palette) more than scope. We've submitted dozens of Daybreak plans and know which patterns and finishes pass on the first look.
My Daybreak backyard is small. What's actually possible?
More than you'd think. A 200 sq ft paver patio with a built-in fire feature and seat walls fits in most Daybreak backyards. Add permanent eave lighting and a pergola overhead and the space reads dramatically larger. Small-and-perfect is our specialty in Daybreak.
Why does Daybreak need extra base prep?
Daybreak sits on engineered fill from the original quarry — most lots are stable, but the fill varies in compaction and material content. We test subsurface conditions on every Daybreak install and adjust base depth or add geo-grid where needed. Every contractor doing Daybreak work should be doing this; not all do.
Do you serve South Jordan outside Daybreak?
Yes — Crescent Communities, Glenmoor, Stone Gate, and the older South Jordan neighborhoods all see regular Yardd work. The lots are larger and the HOA constraints lighter than Daybreak, but the same Wasatch Front installation standards apply.
